Job Description / Responsibility
- Purpose of the role:
- As the Head of Business Development, your job is to lead the land acquisition team to identify new land for potential profitable. Responsibilities include conducting land analysis, market research, and feasibility reports.
- Key Responsibilities:
- Prepare strategic planning, monitoring & Coordination with the team members to achieve yearly departmental target.
- Set and coordinate the plan with the team members for achieving monthly, Quarterly and yearly target.
- Set and coordinate the plan to keep the strong relationship with the existing and prospective landowners.
- Meet with Landowner's at primary negotiation Stage to closing the deal.
- Meet with the landowner's after signing the land for design approval, possession takeover, revised DOA & IPOA purposes & others pre & post signing activities.
- Finalize the DOA, SDOA & IPOA.
- Coordinate with other departments & stakeholders and take the final approval from Top Management.
- Finalize EBM presentation Exiting & Upcoming project Sales Revenue & Inventory part.
- Prepare annual budget for Ongoing & Upcoming cash benefit payment.
- Digital survey, soil test, plan approval, Possession takeover etc.
- Collect land information from different sources, such as References, Internal Sources, Land Media and so on.
- Check FAR Calculation & Feasibility Analysis prepared by team members.
- Coordination with Legal Team for forming and vetting documents required for joint venture agreement.
- Monitor the status of pending statutory approvals and maintain regular follow up with concerned personnel.
- Maintain liaison with Architect, legal, marketing, construction team for smooth functioning of the department.
- Maintain Constant Liaison with Landowners and Ensure optimum level of satisfactory services.

Additional Job Requirements
- Knowledge, Skill & Technical/Functional Abilities:
- Credible experience in real estate land acquisition.
- Significant knowledge of landowner negotiations, land evaluation, and real estate market opportunities.
- Impressive track record of securing viable land deals and expanding business opportunities.
- Proficiency in land feasibility assessment, deal documentation, and acquisition processes.
- Ability to collaborate with design, legal and technical teams for land development.
