Manager- Land Acquisition (Only From Real Estate)

Job Description / Responsibility
- Identify and source potential land for Purchase & Joint Venture (JV) Projects.
- Develop and maintain relationships with landowners, brokers, developers, and relevant stakeholders.
- Conduct land/site visits and prepare feasibility reports.
- Evaluate land location, size, accessibility, market value, development potential, and associated risks.
- Review and coordinate verification of CS, SA, RS, BS/City Survey Khatian, Mutation, Mouza Map, Deed, DCR, Land Tax Receipt and other relevant documents.
- Negotiate land price, payment terms, JV structure, DOA, POA, and other commercial terms.
- Coordinate with Legal, Engineering, Finance, Architecture, and other relevant departments.
- Liaise with AC Land Office, Sub-Registry Office, DC Office, Settlement Office, RAJUK and other concerned authorities.
- Maintain an updated database and pipeline of potential land/JV opportunities.
- Prepare acquisition proposals, feasibility reports, negotiation updates, and management reports.
- Ensure all land acquisition activities comply with applicable laws and company policies.
- Achieve assigned land acquisition and JV targets within the designated timeframe.
Educational Requirements
- Bachelor/Honors
- Bachelor’s/Honors degree in Law, Business Administration, Real Estate, Land Management, or relevant discipline.
- Master’s degree will be an added advantage.
Experience Requirements
Additional Job Requirements
- Minimum 10 plus years of relevant experience in Land Acquisition, Real Estate, Property Development, Land Procurement, or JV Projects.
- Candidates with strong practical experience in land documentation, due diligence, negotiation, and landowner relationship management will be preferred.
- Strong knowledge of Bangladesh land laws, land records, and acquisition procedures.
- Excellent negotiation, communication, networking, and interpersonal skills.
- Strong network with landowners, land brokers, and relevant stakeholders will be an advantage.
- Ability to independently identify, evaluate, negotiate, and close land/JV opportunities.
- Good command of MS Office, Excel & PowerPoint.
- Willingness to travel for land visits and acquisition activities.
